Buyer Agent Commission Policies - Cooperating Agents

There is understandable confusion and anxiety over buyer agent commissions post NAR Settlement.

Our sellers are reasonable and expect the following:

  • Most buyers will work with a buyer agent (+89% according to a recent study).
  • Buyer agents won't work for free! The average commssion in Texas is 2.87% and buyer agents are usually paid 2.5-3%.
  • Buyers are sensitive to their cash to close and usually ask sellers to pay the buyer agent commission.
  • Sellers should only care about their net. Other than that, it doesn't matter who pays which fees.

Our policies are as follows:

  • Buyer and seller agent commissions are negotiable between our agents and their clients.
  • Our clients understand that 89% of buyers work with an agent when purchasing.
  • Our clients understand that buyers are sensitive to their cash to close and many/most will submit offers in which the seller pays the buyer agent commission.
  • We will present any and all offers to our seller clients. Reasonable BA commissions in offers will always be considered.
  • Most of our sellers have contractually pre-approved a market-standard BA commission, usually 3%. If your commission amount differs, please submit the offer regardless, and we will present it fairly.
  • Oh, did we say to please present any reasonable offer? Please present any and all reasonable offers.

Please show all of our listings with confidence that you will be paid if you bring us an acceptable offer. When you're ready to submit an offer:


  1. Give us a call! We will provide any details you need to complete the commission addendum.
  2. Include a commission addendum in your offer. Either the TXR-2406 or the ABOR/Unlock Addendum Confirming Broker Compensation form.
