ShowingTime Best Practices

We use ShowingTime for all listings (vacant or occupied) for scheduling and showing automated feedback. Listing coordination will include setting your listing up in the ShowingTime system using our best practices indicated below.

Best Practices for vacant Properties:

  • Courtesy Call/Go & Show
  • Notify seller by text & email of confirmed/canceled appointments. Listing agent to be notified of all confirmed appointments and showing feedback received via email.
  • Showing restrictions:
    • advanced notice: 0 hours required, 1 hour suggested
    • maximum appt length: 30 minutes

All listings will be noted as “occupied” and not “vacant” on MLS to dissuade agents from just showing up to the house without using the ShowingTime system.

Best practices for occupied Properties:
  • Appointment required
  • Notify seller by text & email of new requests and canceled appointments. Listing agent to be notified of all confirmed appointments and showing feedback received via email.
  • Showing restrictions:
    • advanced notice: required 1 hour
    • maximum appt length: 30 minutes

Showings will be restricted to 9am to 9pm everyday (the occupant can accept/deny anything between those times).

Any additional instructions (gate code, Supra lockbox #, etc) will be entered by listing coordination accordingly & as indicated on your Important Information Form
