Scheduling Open Houses
Open houses are fantastic for the first weekend of any listing. They create the appearance of strong activity and create a sense of urgency for motivated buyers. (After the first weekend, there's not much benefit to them.)
Many agents use open houses as a way to generate business. If you're one of those agents, then hold your new listing open! However, if you're like a lot of us and you don't use Opens to generate new business, you can leverage other agents (outside the office) to do it for you. Eric has successfully done this for years. How?
Facebook Posts!
You can quickly (around 5 min) and easily create a compelling post that will get out to tons of agents who will want to hold your listing open. Here's how that looks:
Process for Posting
Step 1
Open the following FB groups (everyone please bookmark these)

Step 2
Post the following template into the first group. Upload 4-5 pics (critical.)
***OPEN HOUSE OPP*** Hey guys, we have an awesome listing coming up this weekend at {PROPERTY ADDRESS}. It's a {BED/BATH/SQFT} that will be listed at {PRICE} and it should get a ton of traffic. We'd love someone(s) to hold it open on Saturday & Sunday. Can you please shoot me an email at {EMAIL ADDRESS} if you're interested and we'll get you set up ASAP? Thanks so much!!!!
Step 3
Copy & paste the same message into all 5 groups. Upload the same 4-5 pics.
Step 4
Reply to anyone who emails you and CC staff@. Confirm that they're on for whatever day and let them know that @staff will be in touch with more details. This is a super simple email that looks like this:
{GREETING} That works! We have you confirmed for {INFO}. Our staff will reach out to you w/ more details. @Staff - Can you guys please get everything set up? Thanks all!
